Introduction

At Running Hare Holidays we want to make everyone’s stay as enjoyable as possible and are committed to providing suitable access for all our guests, wherever possible, whatever their individual needs. This Accessibility Guide aims to accurately describe our facilities and services to give you the confidence to book the right holiday for your specific requirements, however it does not contain personal opinions as to the suitability of our accommodation for those with access needs.

General

Running Hare Barn and The Old Piggery are strictly no smoking throughout

Delivery of provisions can be arranged from one of the large supermarket chains.

Both properties are fitted with audible smoke/heat alarms which do not have visual warning systems (e.g. flashing or vibrating alarms in every room). They may not therefore be suitable for guests who have a hearing impairment if they are unaccompanied.

Arrival

We are approximately 30 minute drive from Norwich. The nearest railway station is at North Walsham. Taxis are available from Stripes Express Taxis in Stalham 01692 434007, who can be contacted to discuss accessibility requirements. We are 2 miles from the nearest shop, post office and pub. East Ruston is not served by public transport, the nearest bus being from Stalham or North Walsham.

On your arrival we have provided a comprehensive information folder to help you make the most of your stay, together with information on the local area, where to eat/drink etc.

The Old Piggery

If arriving by car, The Old Piggery has a concrete parking area for up to 4 cars approx. 10 metres from the cottage.

Entrance to The Old Piggery

The entrance to the property is via a short path, width 60cm, which has one step up from the parking area and then two steps down to patio area and the front door. These steps and the cill on the door are 12cm in height. The entrance has a double door. Single opening dimensions are height 190cm, width 58cm, and it opens outwards. If required, the second door can be opened, giving a width of 110cm. The door handle is 120cm high.

Alternative access is available via a double gate at the side of the building, accessed from the lane next to the property and leading to the large paved courtyard. There is a step to the rear French doors and a cill on the door itself, both 12cm in height. Single opening dimensions are height 190cm, width 82cm, and it opens outwards. If required, the second door can be opened, giving a width of 164cm. The door handle is 120cm high.

It should be noted that the property may not be suitable for guests who are wheelchair users due to the steps mentioned above.

Garden Areas

The front garden has a small grassed area and patio. The garden is not a secure area as there is no gate.

The large rear courtyard is accessed via the French doors at the rear of the property, is paved and surrounded by a cobbled wall and railings and is fully secure. It has raised flower beds, outside seating, a barbeque and additional fridge and freezer.

Access and steps to both gardens is as described above.

Inside The Old Piggery

Once inside the property all rooms are on one level with no further cills or steps (except to the toilet in the ensuite, see below). All floors are stone paments with underfloor heating. A wood burning stove is also provided (with CO alarm).

The dimensions of all internal doorways are 195cm height, 77cm width.

Open plan living area

The main living area is open plan. There is a smart TV/Radio with remote control and DVD player. The kitchen worktop is of standard height (approx. 90cm) and there is a good contrast between floor, cupboards and worktops. The oven door is drop down and electric hob above is at standard height. A standard size front loading washing machine and dishwasher are provided, the fridge and freezer are both under-counter.

Bedrooms

The first bedroom is accessed directly from the living area. The second and third bedrooms are accessed via a hallway 84cm in Width,

Bedrooms One has a double bed, height 70cm to top of mattress,

Bedroom Two (the en-suite) has a king-sized bed, height 65cm to top of mattress. This can be converted to two twins if required.

Bedrooms Three has a king-sized bed, height 65cm to top of mattress. This can be converted to two twins or one single if required.

All three bedrooms have limited space around the beds. However, Bedroom Three can be converted to one single bed to allow for more space.

Bath/Shower Rooms

The main bathroom is accessed via the hallway, width 84cm. The bath height is 55cm with over bath shower. A non-slip mat and attachable grab rails are provided if required. The shower has a lever on/off tap and is thermostatically controlled with a standard type tap. The bath taps are not thermostatically controlled and are of a standard type – this applies also to the basin taps. Basin height is 98cm. The toilet seat height is 42cm with a high-level cistern, flush height 140cm.

The en-suite shower room has a shower cubicle 125cm by 70cm and again, a non-slip mat and attachable grab rails are provided if required. The shower door opening is 49cm with a 12cm cill into the shower cubicle. The shower has a lever on/off tap and is thermostatically controlled with a standard type tap. The basin tap is not thermostatically controlled and is a lever type. There is a 10cm step up to the toilet. The toilet height is 42cm with low level cistern, 77cm to flush. Basin height is 98cm

There is no wet room.

Running Hare Barn

If arriving by car, Running Hare Barn has a gravel parking area for up to 5 cars, which is approx. 18 metres from the barn.

Entrance to Running Hare Barn

The entrance to the property is through a wooden gate, width 122cm, height 150cm with a short paved path, minimum width 82 cm, to the front door. There are no steps. The front entrance has a double door. Single opening dimensions are Height 190cm, Width 73cm, and it opens outwards. If required, the second door can be opened, giving a width of 147cm. The door handle is 110cm high. There is a 5cm cill on the door itself.

The back entrance into the courtyard has the same dimensions as the front door above.

Garden Areas

The front garden has a lawned area.

The large rear courtyard is accessed from inside the back door or via the gate at the side of the barn. It is paved, has raised flower beds, outside seating and a covered porch with barbeque, dog shower and additional fridge and freezer.

Both gardens are secure.

Inside Running Hare Barn – Ground Floor

All floors are stone paments with underfloor heating.

The dimensions of all internal ground floor doorways are no less than 186cm height, 78cm width.

Open plan living area

The main living area is on the ground floor and open plan. There are no cills into the ground floor bedrooms and bathrooms. The kitchen worktop is of standard height (approx. 92cm). There is limited contrast between the floor and the wooden cupboards and worktops. The oven doors open to the sides and electric hob above is at standard height. A standard size front loading washing machine and dishwasher are provided, the fridge/freezer is standalone, the fridge handle is 118 cm and the freezer handle is 129cm. There is currently no TV on the ground floor, however a TV can be made available if required.

Ground Floor Ensuite Bedrooms

The two ground floor bedrooms are accessed directly from the living area.

Bedrooms One has a king-sized bed, height 60cm to top of mattress.

Bedroom Two, is slightly bigger and also has a king-sized bed, height 65cm to top of mattress

Both bedrooms have en-suite bath/shower rooms.

Bedroom One ensuite bathroom has the following dimensions:

Shower cubicle 118cm x 77cm with a fixed grab rail. Door opening 52cm width. Step into shower, height 11cm. The shower has a lever on/off tap and is thermostatically controlled with a standard type tap.

Roll-top bath, on plinth 20cm height and bath height 57cm. There are no grab rails on the bath. The bath and basin taps are not thermostatically controlled. The bath taps are of a standard type. The basin tap is a lever type.

Basin height 97cm.

Toilet seat height is 44cm. High level cistern, flush height 159cm from floor.

Gap between bath plinth and shower cubicle (to access through to shower door and toilet) is 70cm.

Bedroom Two ensuite bathroom has the following dimensions:

Roll-top bath, on plinth 20cm height and bath height 57cm. There are no grab rails on the bath. The bath and basin taps are not thermostatically controlled and are of a standard type.

Basin height 84cm.

Toilet seat height is 44cm. High level cistern, flush height 159cm from floor.

Gap between bath plinth and shower cubicle (to access through to shower door and toilet) is 54cm.

Inside Running Hare Barn – first floor

The first floor is accessed via a wooden staircase, 72cm width, 20cm stair height, hand rails on both sides. There are no stair lifts to the first or second floors. As such it should be noted that the first and second floors may not be suitable for guests with limited mobility.

All floors are wooden with underfloor heating.

The dimensions of all internal doorways on the first floor are no less than 177cm height, 70cm width.

A stair gate is available if required.

Running Hare Barn may not be suitable for young children because of the open staircases, high access areas and balconies. Any children will require very close supervision.

First Floor Ensuite Bedroom

The first floor bedroom has a zip and link super king bed, height 70cm to top of mattress. This can be unzipped to form two twin beds if required.

The small shower room has a shower cubicle 120cm x 74cm with no fixed grab rails. The shower door is 48cm width with a 18cm step into the shower. The shower has standard taps and is thermostatically controlled.

The basin taps are not thermostatically controlled and are of a standard type. Basin height 90 cm. The toilet seat height is 44cm. High level cistern, flush height 135cm from floor.

First Floor Sitting Room

The first floor sitting room has a smart TV with remote control. Radio, DVD player.

First Floor Bath/Shower Room

The main bathroom is accessed from the landing. The bath height is 61cm. There are no grab rails on the bath.

There is a separate shower cubicle – dimensions 85cm x 85cm, door width 47cm with a 20cm step into the shower. The shower has a lever on/off tap and is thermostatically controlled with a standard type tap. The bath and basin taps are not thermostatically controlled and are of a standard type.

Basin height 83cm. The toilet seat height is 44cm. High level cistern, flush height 142 cm from floor.

Non slip bath/shower mats are provided in all bathrooms and attachable grab rails can be provided for the first floor showers if required.

There are no wet rooms in Running Hare Barn.

Second Floor Mezzanine Bedrooms

South bedroom is accessed via a wooden staircase, 72cm width, 20cm stair height, with rails both sides. It has a king-sized bed, height to top of mattress 54cm.

North bedroom is accessed via a wooden staircase, 62 width, 20 stair height, rails both sides. It has two small (4’) double beds, height to top of mattresses 52cm.

Both bedrooms have privacy curtains.

It should be noted that both bedrooms have low beams, so may not be suitable for anyone with a visual impairment.
